Need Advice - Replacing my Avalon :(

Unfortunately it's about time I replace my 05 Avalon, treated me well (more or less) but I guess it's time for it to go.

I'm currently looking at a 2018 Honda Civic Sport manual with about 109k miles. I took a look at it the other day and it seems mostly fine from what I can see. Kind of bare bones feature-wise but it's kind of expected. The owner said that it was mostly garage kept, used on the highway for her son's away games, takes it to the dealer for maintenance, etc. I was going to about $10-11k for it. I

I also saw a few newer (2021-2024) certified pre-owned civics being offered at a few local dealerships in the range of $20-25k with 50k or less miles and offering warranties and such. So what do you think I should do? Disregarding budget, would you buy the 2018 Civic or pick a good deal from the pre-owned and finance it? Thanks!
