Bad time to buy my first investment property in ohio/usa? (canadian)

Hi everyone,

For the last couple of years I have been thinking about getting started on my real estate investment journey/business. I have arould 500K ready to put down. However I have been looking at some trends over the years especially to the graph; HOUSE PRİCES v İNFLATİON

It just doesnt feel like a great time to buy.

My goals;

Main goal) appreciation of the value 1) cash flow ~ 2.5k 2) ~ 10% coc 3)~200k downpayment 4) 4-5 unit building
