Why do movies only ever get adapted into musicals and not plays these days? And if they do why don’t they ever tour/ get done professionally?

I love musicals and going to see musicals live, but I know plenty of people who don’t love musicals and would much rather see a straight play. What specifically got me thinking of this was the fact that the Universal Dracula and Frankenstein movies were both directly adapted from Broadway plays at the time. I realized we see all these classic movies get turned into musicals but never straight plays anymore. Why? I saw a stage production of The Haunting of Hill House outside in the park around the time the TV show came out and I had a really great time and so did my friends who liked the show. There was also a high school that did a stage play of Alien that apparently was such a huge hit Sigourney Weaver came to see it. Why don’t we see more of this kind of stuff get done professionally? I totally think The Lighthouse or The Conjuring would make for really interesting and potentially awesome stage plays.
