Will walking through laundry room to get to master bedroom hurt resale value

I want to move the laundry room to a really unused section of the our massive master bedroom. The issue is you would have to walk through the laundry room to get to the master bedroom. Moving this would buy the space to make a 4th bedroom (home office until a kid needs it) and increasing bedroom count for future resale value. My plan is to close off the sitting room from the rest of the master bedroom and tie into the fresh and drain line in the wall of the kids hall bathroom. We have combo heat pump washer/dryers they run on 120 and are ventless so plumbing is the limiter in placement. Is there a better way for me to lay this out, anything else I’m not thinking of? ![current layout]1
