Any pitfalls of buying a million dollar home with flat fee agent and knocking off 3% offer price?
I’m looking to buy a house for over a $1,000,000 and would rather just knock of 30k on the list price then have a “full time” agent. I found the house I wanted and the agent I was working in wasnt adding any value. I was advising him on how to negotiate the price and really made no sense how this guy was gonna make 30k for showing me two houses and doing a bit of paperwork. We opted out of the agreement with him and are going with flat fee. Even at the flat fee cost of 4K I still feel like I’m paying too much. Max the agent will do is probably 10 hrs of total work basically 400/hr. that. Willing to live with that this time around to see how process goes and in future might just work directly with a lawyer.
Do you see any pitfalls with this strategy? At a million dollar home most people would be at the very least semi competent people I would think plus I’ve bought houses in the past and would have a licensed RE friend in another state to help in case I get stuck somewhere.
